Touring a Colorful Casita for Sale in Pátzcuaro, Mexico

Hey friends—welcome back. In my last video, I shared that I’m just beginning to learn what it actually takes to buy a home in Mexico. I’ve been doing my homework, asking questions, and trying to figure out how it all works down here.

Today, I want to show you a real-life example: a one-bedroom casita that’s currently for sale here in Patzcuaro. Now, I’m not looking to buy this house—but I thought it would be fun to walk you through it for two reasons: first, to help the homeowner get the word out, and second, to show you the kind of home that’s actually out there right now.

This place is tucked into a little gated complex on a hill just outside of centro—quiet, bright, full of color and light thanks to all the windows and skylights. And the location? You can walk to the Plaza Grande in 20 minutes, catch a movie right down the street, and grab dinner or groceries without needing a car.

The house belongs to a woman named Marai—she’s originally from the U.S. and has owned this casita since it was built about five years ago. I’ll drop her contact info in the description below.

Pátzcuaro is one of those magical little towns that kind of steals your heart. It’s a colonial mountain town in Michoacán—full of cobblestone streets, red-tile roofs, beautiful old churches, and a huge central plaza where life just kind of happens.

It’s cool up here, literally—the climate’s mild, and the town’s surrounded by pine forests and lakes. There’s a strong local culture, a big Day of the Dead celebration, and a mix of locals, expats, and artists. It’s the kind of place where you can go out for fresh tortillas, run into someone you know, and end up sitting on a bench for an hour just talking about life.

Marai says the house uses a cistern for water which the city supplies, and there is no septic tank, it’s on city lines. Average electricity bills are around $10 for 2 months, and the house stays comfortable all year long. The house is about 5 years old so the construction, plumbing and electrical are all modern.

So, as you can see it’s a really nice small home, in a beautiful complex of a few other homes. The gardens all around are beautiful!  Even though there are neighbors close by it’s been designed very well and doesn’t make you feel cramped. The builders are currently working on another house and Marai says it’s very easy to have the foreman come over if anything was to need a repair. There is no HOA or any fees associated with that kind of thing.

The house is foresale for $159K right now, and like I said before, it’s in a great location right in town, walking distance to so much if you don’t want to have a car. And right up the hill is the Estribo, and many hiking trails so there are lots of trees and views all around.

I’m not buying this house, but I loved walking through it and imagining the possibilities. Could you see yourself living in a bright, cozy space like this one? Seeing this place made me think—what do I actually want in a home? One bedroom or two? A yard or a rooftop? Do I want to be right in town, or just outside of it? If you saw my last video, I might’ve mentioned chickens!

For me, that rural vibe is important. I’ve always dreamed of having a country property—with space for a big garden and room for the dogs to run.

But after living here for about 11 months, about 40 minutes from town, I’ve realized… it’s a bit too far. I probably would’ve gone to more cultural events, restaurants, meetups with friends—just fun stuff—if I didn’t always have that drive back and forth.

So now, my dream looks a little different: something natural and spacious, with neighbors kind of spread out, but just 15 minutes or so from town. That sweet spot. The best of both worlds.

It’s been a very wet June with hurricane Erick off the pacific coast, but today is beautiful and sunny. I’m going to go out with the dogs and soak it in! Thanks for watching and I’ll see you soon!
